Have These Roof Problems Fixed Before Buying A Home

You don't want to buy a home and then find out, weeks later, that it needs roofing repairs. A better approach is to thoroughly look over the roof and related structures before you buy the home. If you see any of the following problems, then you should have a roofer fix them before you officially purchase the house.

Lifted Shingles 

Lifted shingles are those that no longer sit flush with the roof surface on one or more sides. The shingles might look like they are curling up towards one side. Or, they may flap up and down a bit when the wind blows through. While these shingles are still attached to the roof, they are not able to do their job 100%. Water can get beneath them and then seep into the home. These shingles can also get caught by the wind and completely blow away. Have a roofer come to seal the lifted shingles down or replace them.

Peeling Flashing

Flashing is the metal sheets that you see in roof valleys where two parts of the roof meet. You may also see flashing around chimneys and some elevated vents. If the flashing looks like it is peeling on one or more sides, this is a red flag. Damaged flashing can not only cause leaks but can also expose the edges of vulnerable shingles and make them more likely to blow off. A roofer can easily fix a flashing problem. They'll either seal down the loose edges, or they will remove the damaged flashing and replace it. Their approach will depend on how damaged the flashing is and whether it can be bent back into shape.

Moisture in the Attic

Make sure you ask to see the attic when you look at a home. If the attic space seems moist, or if you see any drips of water up there, you need to consult a roofer. The moisture could be coming from a small roof leak, or it may be the result of poor ventilation. Both problems should be fixed ASAP to prevent the growth of mold, and to ensure you don't end up with a bigger roof leak down the road.

It's important to know what you're getting when you buy a home. That applies to the roof, too. Take a close look at the roof and the attic, and if you see any signs of damage, talk to the seller about having them repaired by a roofer prior to the sale.
